A publication, not a sales floor.

DST-Vault is an independent publication covering Delaware Statutory Trusts, 1031 exchange strategy, and the broader market for private real estate replacement property. We are not a broker-dealer and we do not sell securities. Our role is the one a publication plays: explain the structures, cite the sources, surface the risks that sponsors do not advertise, and produce the kind of writing an accredited investor should be able to read before placing a phone call.

§01 · Why this exists

Most accredited investors talk to a broker before they talk to a writer.

That ordering produces predictable outcomes. The investor hears a sponsor pitch before they understand the structure. They hear about distributions before they understand illiquidity. They hear about the 45-day clock as a problem someone else can solve, not as a constraint they could have evaluated at their own pace. We publish the writing that should come first.

§02 · Editorial standards

  • Every regulatory statement cites the IRC section, Treasury Regulation, Revenue Ruling, or SEC release it relies on.
  • Every byline names a real, identified contributor. No pseudonyms, no group authorship, no AI-generated drafts published as editorial.
  • Every benefit-of-DST claim is paired with the corresponding risk on the same page. Readers should never have to scroll for the trade-off.
  • We do not publish projected returns, target IRRs, or yield estimates. The IRS does not let us. Sponsors should not, and we will not relay them.
  • Corrections are dated, marked, and never silently rewritten.
